What junk removal companies usually carry

  • General liability, $1M / $2M
  • Commercial auto
  • Physical damage, trucks and trailers
  • Workers’ comp
  • Pollution liability
  • Third-party crime

Watch for these in a junk removal policy

  • Hauling off the wrong thingTaking something the customer meant to keep is a real claim. General liability often excludes property in your care, so ask how yours treats it.
  • Hazardous itemsPaint, chemicals, tires, and appliances with refrigerant can trigger the pollution exclusion. Many policies leave them uncovered unless pollution coverage is added.
  • Light demolitionTearing out a shed, a deck, or a hot tub is demolition, and many junk removal policies exclude it unless it is listed.
  • Missing valuablesIn an estate cleanout, a claim that the crew took jewelry or cash is excluded by general liability. Third-party crime coverage can answer it.
  • Day laborExtra hands for a big cleanout usually count as employees at audit, and lifting and cut injuries are common in this work.

What property managers and realtors ask junk removal companies for

  • Certificate before the jobProperty managers usually want general liability and auto shown, with them named as additional insured.
  • Workers’ compCommercial buildings and many managers require it for every crew member on site.
  • Disposal practicesSome managers and commercial clients ask how you dispose of electronics and hazardous items.

Questions junk removal companies ask

Straight answers.

The questions we hear most, answered plainly.

Is junk removal insured as hauling or as a service business?

Both. General liability covers the work at the property, and commercial auto covers the trucks and trailers on the road.

What happens if we damage a floor on the way out?

General liability covers damage to the customer’s home, above your deductible. Protect floors and doorways anyway, since small claims add up at renewal.

Do we need pollution coverage?

If you haul paint, chemicals, or old appliances, it is worth having. The standard pollution exclusion leaves those loads uncovered.

Can I pay monthly?

Yes. Most policies can be paid in full or monthly.
