Three documents. You already have all of them.

Every policy in the program: property, general liability, umbrella, and anything else in force.
Which means we can read the forms rather than guess at them.

Loss runs, five years if you have them
From your current carrier or broker. One email to your broker produces these and they are obligated to give them to you.
Which means we can tell you what a market will see before a market sees it.

Schedule of values
In whatever form you keep it. A spreadsheet is fine.
Which means we can check limits against buildings instead of against a total.
Missing one? Send what you have. We will tell you what the missing document would have changed.
Timeline
What happens, and when.
Day zero
You send the documents. We confirm receipt the same business day and tell you immediately if something is missing or unreadable.
Day five
You get the written report. Not a call, not a deck, not a meeting request. A document.
After that
Nothing happens unless you ask for it. There is no drip sequence and no follow up cadence attached to this. If you want to talk it through, the report says how.
What we put at risk
Five business days, or we do not ask for your business.
The clock starts when all three documents are in hand and it is ours to manage, so the cost of missing it should be ours too. If we do not deliver your written review within five business days, we will not approach you about your renewal. You keep the report and we forfeit the ask.
We do not guarantee that we will find something. If your program is in good shape the report will say so in writing, and you will have it on file the next time somebody asks.
Scope
What this is not.
The Gap Report is an informational review of documents you provide. It is not a binder, not a policy, not a legal opinion, and not a coverage determination. Only the policy in force and the carrier that issued it can determine whether a particular claim is covered. Nothing in the report changes your existing coverage or creates an obligation on us or on any insurer.
If you need a coverage position on an open claim, that request goes to your carrier in writing, and we will tell you how to make it.
