What self-storage owners usually carry
- Buildings at replacement cost
- Loss of rents
- General liability, $1M / $2M
- Sale and disposal liability
- Customer goods legal liability
- Crime
- Equipment breakdown
Watch for these in a self-storage policy
- Lien salesSelling a delinquent tenant’s unit is where many storage claims start. Sale and disposal coverage answers when a notice or a sale went wrong.
- Tenants’ belongingsYour property policy covers your buildings, not what tenants store in them. Customer goods legal liability pays only when you were at fault.
- Metal roofs and hailIn hail-prone areas, many policies exclude cosmetic dents on metal roofs and walls and pay only when the damage lets water in.
- A manager’s apartmentAn apartment on site is a residential exposure inside a commercial policy. List it so the policy is written for it.
- Outdoor vehicle storageBoats, RVs, and trailers parked outside bring theft, hail, and fire exposure. Ask how your policy treats vehicles you do not own.
What lenders ask self-storage owners for
- Loss of rentsStorage income is spread across many units, and lenders want 12 months of it insured.
- Each building listedMost facilities are several buildings on one parcel. Lenders want each one listed with its own value.
- Deductible limitsMany lenders set a ceiling on percentage wind and hail deductibles.
Questions self-storage owners ask
Straight answers.
The questions we hear most, answered plainly.
Are my tenants’ belongings covered by my policy?
No. Your policy covers the buildings and your own property. Many facilities require tenants to show their own coverage or take a protection plan at move-in.
What is sale and disposal coverage?
It pays claims from tenants who say their goods were sold or thrown out wrongly, such as a missed notice before a lien sale.
How is self-storage insurance priced?
Property is priced on rebuild cost, construction, and roofs. Liability is often priced on square footage or unit count, and carriers look at gates, cameras, and lighting.
Can I pay monthly?
Yes. Most policies can be paid in full or monthly.
