What mobile home park owners usually carry
- General liability, $1M / $2M
- Clubhouse and office buildings
- Park-owned homes
- Loss of lot rent
- Equipment breakdown
- Pollution liability
- Umbrella
Watch for these in a mobile home park policy
- Park-owned homesHomes the park owns and rents out need their own property coverage. A park policy written for lots and common buildings may leave them out.
- Wells, septic, and lagoonsParks that run their own water or wastewater systems face pollution claims that liability policies exclude. A pollution policy fills that gap.
- TreesA dead tree that falls on a resident’s home becomes a claim against the park. Carriers ask how often trees are inspected and trimmed.
- Lines under the lotsWater, sewer, and power lines under the lots are often the park’s to fix. Equipment breakdown with service line coverage can pay to dig them up and repair them.
- RV sitesOvernight and seasonal RV guests are a different exposure from long-term residents. List RV sites separately so they are rated for what they are.
What lenders ask mobile home park owners for
- Loss of lot rentLenders often ask for 12 months of lot rent insured.
- Liability limitsLenders set minimum liability limits, often with an umbrella on larger parks.
- FloodParks in flood zones may need flood coverage on the clubhouse, the office, and park-owned homes.
Questions mobile home park owners ask
Straight answers.
The questions we hear most, answered plainly.
Does the park policy cover residents’ homes?
No, only homes the park owns. Residents who own their homes insure them on their own policies, and many parks require them to carry liability too.
How is a mobile home park priced?
Liability is often priced per lot or site, then adjusted for pools, ponds, playgrounds, and the age of the park. Property is priced on the buildings and park-owned homes.
Do we need pollution coverage?
If the park runs its own wells, septic, or a wastewater lagoon, it is worth quoting. General liability excludes most pollution, sewage releases included.
Can I pay monthly?
Yes. Most policies can be paid in full or monthly.
