What hotel and motel owners usually carry

  • Building at replacement cost
  • Business income
  • General liability, $1M / $2M
  • Liquor liability
  • Innkeepers liability
  • Equipment breakdown
  • Umbrella
  • Hired and non-owned auto

Watch for these in a hotel policy

  • LiquorIf you sell or serve alcohol, including free drinks at a guest reception, liability policies generally exclude it. Liquor liability fills that gap.
  • Abuse and traffickingA growing number of hotel liability policies exclude or sharply limit claims tied to abuse or human trafficking. Read that endorsement before you sign.
  • Business income coinsuranceBusiness income often carries its own coinsurance, measured against a full year of income. A limit set in a slow season can pay a peak-season loss short.
  • Guests’ propertyLiability policies exclude property in your care. Innkeepers coverage pays for guests’ luggage and safe contents, often within limits set by local law.
  • Valet and shuttlesDamage to guests’ cars you park needs garagekeepers coverage, and a shuttle van needs commercial auto. The general liability policy covers neither.

What franchisors and lenders ask hotel and motel owners for

  • Franchisor as additional insuredMost franchise agreements require the brand to be named on your liability and umbrella, at set limits.
  • Umbrella minimumsFranchise agreements usually set a minimum umbrella, and full-service brands set it higher.
  • Business incomeLenders often ask for 12 months of business income, not only the building.
  • Equipment breakdownLenders often require it for boilers, chillers, and kitchen equipment.

Questions hotel and motel owners ask

Straight answers.

The questions we hear most, answered plainly.

Does my policy cover bed bug claims?

Guest injury claims from bed bugs usually fall under general liability, but some hotel policies limit or exclude them. The cost of treating rooms is almost never covered.

Is a motel insured differently from a hotel?

Often, yes. Exterior corridors, parking at the door, and weekly stays change how carriers see a motel. Extended stays can be rated more like apartments.

Do I need liquor liability if a tenant runs the bar?

Their policy should cover the bar and name you as additional insured. You may still want your own liquor coverage for events you host.

Can I pay monthly?

Yes. Most policies can be paid in full or monthly.
