What short-term rental owners usually carry

  • Dwelling at replacement cost
  • Lost rental income
  • Liability, $1M
  • Furnishings and contents
  • Guest damage and theft
  • Umbrella

Watch for these in a short-term rental policy

  • Lost bookingsRental income on a short-term rental should reflect your booking history and your peak season, not a flat monthly rent.
  • Platform protectionThe protection a booking platform offers is not a policy in your name. It has its own limits and rules, and most lenders will not accept it as your coverage.
  • Theft by guestsMany landlord policies exclude theft by occupants. A policy written for short stays can cover theft and sudden damage by guests.
  • Pools, hot tubs, and docksWater features bring many of the most serious injury claims in vacation rentals. Some carriers require fencing, alarms, or posted rules.
  • PartiesSome short-term rental policies exclude claims from parties or events that break your house rules. Know yours before a guest tests it.

What lenders and associations ask short-term rental owners for

  • The right policy typeLenders want a policy that shows short-term rental use, with them as mortgagee.
  • Association rulesCondo and HOA rules may require owners who rent by the night to carry liability and name the association.
  • A liability minimumAssociations that allow nightly rentals often set a minimum, frequently $1M.

Questions short-term rental owners ask

Straight answers.

The questions we hear most, answered plainly.

Does my homeowners policy cover a short-term rental?

Usually not. Most homeowners policies exclude business use, and renting by the night is business use. Some offer a limited home-sharing endorsement, but a policy written for rentals fits better.

Is my personal umbrella enough?

Maybe not. Many personal umbrellas cover only a few rental units, or exclude homes owned by an LLC. Check it before you rely on it.

What if a guest damages the home?

A policy written for short stays can cover sudden guest damage and theft. Wear from heavy use is not covered, so plan for it in your turnover budget.

Can I pay monthly?

Yes. Most policies can be paid in full or monthly.
