What student housing owners usually carry

  • Building at replacement cost
  • Loss of rents
  • General liability, $1M / $2M
  • Furniture and contents
  • Umbrella
  • Equipment breakdown

Watch for these in a student housing policy

  • Parties and fightsAssault and battery exclusions hit hardest near campus, where parties and fights are common claims. A sublimit is better than no coverage at all.
  • The leasing calendarA fire in July can cost a full school year of leases, not a few months. Set loss of rents on the time it would take to rebuild and re-lease.
  • Furnished unitsFurniture you provide is contents, not building coverage. List its value, or it goes uninsured.
  • Balconies and decksOverloaded decks and balconies are a known risk near campus. Carriers may ask about their age, inspections, and posted limits.
  • Houses split into roomsOlder houses carved into student rentals often lack sprinklers and have aging wiring. Many carriers ask for smoke alarms in every bedroom.

What lenders and universities ask student housing owners for

  • University as additional insuredUniversities that partner with your property or refer students to it may ask to be named on your liability.
  • Loss of rentsLenders often want 12 months or more, sized to a full academic year of leases.
  • Safety systemsUniversity partners may require fire alarms, sprinklers, and controlled entry as a condition of the relationship.

Questions student housing owners ask

Straight answers.

The questions we hear most, answered plainly.

Are my student tenants covered by their parents’ policy?

Sometimes. Many homeowners policies extend limited coverage to a full-time student living away from home. Requiring renters insurance in the lease is simpler to rely on.

Does my policy cover damage from a party?

Sudden damage, such as a fire or a broken window, usually is. Wear, neglect, and damage a tenant causes on purpose may not be, depending on the policy.

How is student housing insured differently from apartments?

Carriers see more turnover, more parties, and more claims from guests. Some write it only through programs built for student housing.

Can I pay monthly?

Yes. Most policies can be paid in full or monthly.
