Insurance for warehouse and industrial buildings.

Property, loss of rents, and liability for owners of warehouses, distribution buildings, and flex space leased to others. What your tenants do inside drives the rate, so we ask about them first.

What industrial building owners usually carry

  • Building at replacement cost
  • Loss of rents
  • General liability, $1M / $2M
  • Umbrella
  • Equipment breakdown
  • Pollution liability
  • Ordinance or law

Watch for these in an industrial building policy

  • Tenant storageA sprinkler system designed for light storage may not protect racks of plastics or tires. Carriers often ask for the sprinkler design and each tenant’s commodities.
  • Older roofsMany policies now pay only actual cash value on an older roof, even when the rest of the building is written at replacement cost.
  • Injured tenant employeesA tenant’s injured worker usually cannot sue their own employer, so the claim comes to you as owner. Your lease indemnity and the tenant’s additional insured wording send it back.
  • ContaminationPast industrial uses can leave soil or groundwater problems behind. General liability excludes pollution, so a separate pollution policy is what answers.
  • Flex space tenantsFlex space turns over into gyms, churches, and event spaces. Those uses rate very differently from a warehouse, and some carriers will not write them.

What lenders and tenants ask industrial building owners for

  • Waiver of subrogationIndustrial leases usually waive subrogation in both directions, on property and often on liability.
  • Extended period of indemnityBig buildings take a long time to rebuild and re-lease. Lenders may ask for rent coverage that runs past the day the repairs end.
  • Environmental reviewLenders often want a site assessment at closing, and for past industrial use, a pollution policy.
  • Your deductibleSome net leases pass your deductible through to the tenant, so tenants ask what it is before they sign.

Questions industrial building owners ask

Straight answers.

The questions we hear most, answered plainly.

Does my policy change when a new tenant moves in?

It can. Tell us the tenant’s business before the lease is signed. A tenant storing chemicals, tires, or foam can change your rate, your sprinkler requirements, or whether the carrier keeps the building.

Who insures the racking and the dock doors?

Dock doors and levelers are usually part of your building. Racking belongs to whoever owns it, often the tenant, so the lease should say who insures it.

Do I need pollution coverage for a warehouse?

If the site had industrial use before, stores fuel, or has tenants handling chemicals, it is worth quoting. Liability policies exclude most pollution claims.

Can I pay monthly?

Yes. Most policies can be paid in full or monthly.
