Insurance for ghost kitchens and shared kitchens.
General liability, property, equipment, and workers’ comp for delivery-only brands and shared commercial kitchens, whether you rent one station or run the whole building.
What ghost kitchens usually carry
- General liability, $1M / $2M
- Products and completed operations
- Kitchen equipment
- Business income
- Workers’ comp
- Hired and non-owned auto
Watch for these in a ghost kitchen policy
- Every brand on the policyRunning three menus under three names from one kitchen? List each brand as a named insured, or a claim filed against one of them can start a coverage dispute.
- The address on the policyBusiness income is tied to the premises listed on your policy. If you cook in a shared kitchen, that kitchen’s address needs to be on it.
- Your gear in their buildingMixers, fridges, and stock you keep in a shared kitchen are yours to insure. The building’s policy covers the building, not what you bring in.
- Someone else’s hood systemIn a shared space, the suppression system and its cleaning schedule belong to the operator. Ask for their service records, because a fire claim will.
- Sealed bagsCarriers ask about tamper-evident packaging, because an order opened on the way to the customer can still turn into your claim.
What shared kitchens and landlords ask ghost kitchens for
- Additional insuredThe kitchen operator, and often its landlord, on your general liability.
- Products coverageMany kitchens require $1M per occurrence and $2M aggregate, including products.
- Workers’ compProof your cooks are covered before they work in a shared space.
- Waiver of subrogationSo your carrier cannot pursue the kitchen after a loss.
Questions ghost kitchens ask
Straight answers.
The questions we hear most, answered plainly.
How is ghost kitchen insurance priced?
Usually on delivery sales, the type of cooking, and your equipment values. Frying and open flame rate higher than cold prep, even in the same kitchen.
Does the shared kitchen’s insurance cover me?
Rarely. It protects the operator. You need your own general liability with products coverage, and most kitchens will not hand you a key until you show it.
Do I need a separate policy for each virtual brand?
Usually not. One policy can cover several brands cooked in the same kitchen, as long as each brand name is listed and each menu is described.
How fast can I get a certificate?
Once your policy is bound, you request certificates from your client login, with the wording your contract asks for.
Can I pay monthly?
Yes. Most policies can be paid in full or monthly.
