What modular home installers usually carry

  • General liability, $1M / $2M
  • Workers’ comp
  • Commercial auto
  • Rigging liability
  • Tools and equipment
  • Umbrella

Watch for these in a home setup policy

  • Hauling the homeMoving a home down the highway is often excluded from a setup policy. The transporter needs its own trucking coverage and permits.
  • The module on the hookA module dropped during a crane set is property in your care, which general liability excludes. Rigging coverage, or the crane company’s, has to answer for it.
  • Crane rental termsCrane agreements often put damage to the load, and sometimes the operator’s mistakes, on you. Read the agreement before set day.
  • Anchors and tie-downsA home you anchored that shifts in a windstorm can come back to you as a completed operations claim years later. Keep your anchoring records.
  • Utility crossoversConnecting water, sewer, electric, or gas between sections is trade work to many carriers. List it, or the hookups may fall outside your class.

What home dealers and builders ask modular home installers for

  • Additional insured for the dealerHome dealers and builders usually require it for ongoing and completed operations.
  • Crane company requirementsCrane companies often ask to be named on your policy and to have their equipment and operator covered under it.
  • Waiver of subrogationOn general liability and workers’ comp, often written into the dealer’s installer agreement.
  • Proof of workers’ compDealers often want it on file before the set.

Questions modular home installers ask

Straight answers.

The questions we hear most, answered plainly.

Does my setup policy cover moving the home down the highway?

Usually not. Transporting a home is its own exposure, with its own permits and trucking coverage. If you haul homes as well as set them, tell us so both are covered.

Who pays if the crane drops a module?

It depends on the crane agreement and your coverage. General liability excludes property in your care, so rigging coverage is what usually answers for the module itself.

Am I responsible if a home I anchored shifts in a storm?

If the anchoring was done wrong, a claim can come back to you under completed operations. Photos and inspection sign-offs from the day you finished are your best defense.

How fast can I get a certificate?

Once your policy is bound, you request certificates from your client login, with the wording your contract asks for.

Can I pay monthly?

Yes. Most policies can be paid in full or monthly.
