Insurance for property management companies.
Professional liability, crime and fidelity, and general liability for property management companies, and the way your name should appear on every owner’s policy you manage under.
What property managers usually carry
- Professional liability
- Crime and fidelity
- General liability, $1M / $2M
- Hired and non-owned auto
- Workers’ comp
- Cyber
- Umbrella
Watch for these in a property manager’s policy
- Professional liability exclusionsMany property manager E&O policies exclude fair housing claims, a failure to buy insurance for an owner, or mold. Read them against what your agreements promise.
- Trust account theftEmployee theft coverage protects your own money. Client coverage extends crime to the rent and deposits your staff handle for owners.
- Wire fraudA spoofed email that redirects an owner distribution or a vendor payment is social engineering fraud. Most crime policies cover it only by endorsement, with a sublimit.
- Named on owners’ policiesMost owners’ liability forms treat their real estate manager as an insured, but only in that role. Confirm it on every owner’s policy and get a certificate.
- Site staffIf on-site staff are on your payroll, workers’ comp is yours. If they are the owner’s employees, the owner needs it. Your agreements should say which.
What owners and associations ask property managers for
- Crime naming the ownerOwners and boards often require crime coverage that reaches their funds, with them as loss payee.
- Professional liability limitsManagement agreements often set a minimum E&O limit, commonly $1M.
- Hired and non-owned autoOwners want your staff covered when they drive their own cars to properties.
- Vendor certificatesOwners expect you to collect certificates from every vendor you hire for their buildings.
Questions property managers ask
Straight answers.
The questions we hear most, answered plainly.
How do I get named on the owners’ policies I manage?
Most commercial liability forms already cover an owner’s real estate manager for that role. Many agreements still call for you to be named and shown on a certificate, so ask each owner for one at every renewal.
Does general liability cover a mistake I make managing a building?
Usually not. General liability covers injury and property damage. A missed renewal, a botched lease, or a deposit dispute is a professional liability claim.
Do I need cyber coverage?
If you hold tenant applications, bank details, or Social Security numbers, a breach brings notification and legal costs that other policies exclude.
How fast can I get a certificate?
Once your policy is bound, you request certificates from your client login, with the wording your contract asks for.
Can I pay monthly?
Yes. Most policies can be paid in full or monthly.
