What plastering and stucco contractors usually carry

  • General liability, $1M / $2M
  • Workers’ comp
  • Commercial auto
  • Scaffolding and equipment
  • Rented equipment
  • Umbrella

Watch for these in a stucco policy

  • EIFSExterior insulation and finish systems are excluded on many policies by a standard endorsement, CG 21 86. If you apply EIFS or synthetic stucco, you need a policy without it.
  • Water trapped behind stuccoStucco over torn paper, or without a weep screed, traps water in the wall. Rot claims can take years to show, and many residential policies limit them.
  • Tract and multifamily stuccoStucco on apartments, condos, and tract homes draws construction defect suits, and some policies exclude those projects outright.
  • Spray on the neighborsSpraying stucco or texture can put material on cars and windows next door. Some policies treat that like paint overspray and limit it.
  • Lath and paperIf you hang lath and paper as well as apply the coats, make sure the policy says so. Many water claims start at the paper, not the stucco.

What builders and GCs ask plastering and stucco contractors for

  • Completed operations coverageBuilders often require it kept in force, with them named, for years after the job, since stucco claims arrive late.
  • Additional insuredOngoing and completed operations for the builder, often on blanket wording that reaches the owner.
  • Waiver of subrogationOn general liability and workers’ comp, commonly CG 24 04 and WC 00 03 13.
  • Primary and noncontributorySo a water claim hits your policy before the builder’s.

Questions plastering and stucco contractors ask

Straight answers.

The questions we hear most, answered plainly.

Does my policy cover EIFS?

Many don’t. The standard EIFS exclusion removes it, and some carriers will not write it at all. Tell us if any of your work is EIFS or synthetic stucco, even a small share.

Why do stucco claims show up years later?

Water behind stucco rots framing slowly, and nobody sees it until it is serious. The policy in force when the damage happens is usually the one that answers, so keep coverage continuous.

Is interior plastering rated the same as exterior stucco?

Usually not. Interior and veneer plaster often rate lower than exterior stucco, which carries more water and height risk. Tell us the split.

How fast can I get a certificate?

Once your policy is bound, you request certificates from your client login, with the wording your contract asks for.

Can I pay monthly?

Yes. Most policies can be paid in full or monthly.
