What construction managers usually carry

  • Professional liability
  • General liability, $1M / $2M
  • Workers’ comp
  • Commercial auto
  • Umbrella
  • Builder’s risk, for at-risk projects

Watch for these in a construction management policy

  • Professional services exclusionMost contractor general liability policies exclude professional services, and construction management counts. Without professional liability, your core work may have no coverage.
  • Agency versus at-riskAs an agency CM you advise. At risk, you build, and you take on the contractor exposures and subcontractor claims a professional policy will not cover.
  • Site safety dutiesContracts that make you responsible for jobsite safety pull you into every injury on the project. Some professional policies exclude site safety, and general liability may not fill the gap.
  • Promises beyond negligenceOwner contracts often ask you to indemnify them for more than your own fault. Professional policies usually cover only what you would owe without the contract.

What owners and developers ask construction managers for

  • Professional liabilityOwners often set a limit per claim, sometimes kept in force for years after completion.
  • Additional insuredOn your general liability, for the owner and the developer.
  • Additional insured on professionalSome owners ask for it. Most professional policies do not allow it, so negotiate that clause before you sign.
  • Waiver of subrogationOn general liability and workers’ comp.

Questions construction managers ask

Straight answers.

The questions we hear most, answered plainly.

Do construction managers need professional liability?

In most cases, yes. Claims against a CM are usually about advice, scheduling, or oversight, and those fall outside general liability.

Does my coverage change if I take a project at risk?

Yes. At risk you are acting as a builder, so you need contractor general liability, certificates from your subs, and often builder’s risk, not just a professional policy.

How is construction management insurance priced?

Professional liability is priced on your fees and the projects you manage. General liability is priced on revenue or payroll, and at-risk work rates higher.

How fast can I get a certificate?

Once your policy is bound, you request certificates from your client login, with the wording your contract asks for.

Can I pay monthly?

Yes. Most policies can be paid in full or monthly.
